Coal Mines’ Officers Housing Society (CMOHS) brought one Tower in the project named “Royal Nest” GH-8B, Sector-Tech Zone-IV, Greater Noida west to be developed by Omkar Nests Pvt. Ltd. The area of the site is more than 6 acres allotted by GNIDA and construction on the site is running with all its capacity. The site is nearer to next Gole Chakkar from Gaur Gole Chakkar, metro station and situated on 130 mt road. The project is a running project with all the required approvals for construction. Bank approvals have come from 8 banks comprising public sector banks and private sector banks for this project.

Morpheus Blue Bell Project, Noida Extension-Booking is closed
Important: The Morpheus Group has written to the Society that construction work for the CMOHS tower will be started on this coming Navaratra. However, excavation work is underway and nearly completed. The bank approval for the site of AIMS is available on the CMOHS website. Almost all the Members have paid 20% of cost, however about 25 Members have not paid their outstanding to the Builder. Kindly follow the payment plan (if possible the payment plan of other reputed builder), it can be found that 20% of payment should be paid in a few days of approval of project. This time line has been neglected by these Members. All the things are not in our hand, something must be as per the general and fair practices of Builders. Therefore, this is the final request of the Society to immediately pay the outstanding to the Builder.
Builder-Buyer agreement draft is generally as per the general format of the Bank from where the financing is made. So this is not a concern, as bank protects all the interest of the Buyers. Besides, the society has made some revision to the drafted version of Builder-Buyer agreement made by Morpheus. This is with the advocate of Morpheus and will be received in a day or two days and will be placed on the Website of the CMOHS.

Note: Demand is computed on Base price Rs.2090 + floor PLC + view PLC. Basic rate is not escalated as per the terms of MOU dated 18.12.2012. Basic cost is excluding service tax applicable as per Government rule.

Note:- Out of four towers in 5 acre land as indicated in site plan, Morpheus will construct tower no.-3 & 4 in 2.5 acre land acquired through developers' agreement with Aims. In layout plan tower no.-3 is CMOHS tower.

IMPORTANT:>> As the sanction of the Building Plan for the plot of Morpheus Blue Bell Project has already come vide letter no.-PLG(BP)-BP 3277/44/CPA-7736 dated 04/12/2013, so members who have paid second installment are requested to contact Morpheus office at 4th floor, Tower-A, Corenthum Tower, Sector-62, Noida to get relevant documents for Bank loan (Builder-Buyer Agreement will soon be finalised as per legal expert opinion).
