Morpheus Blue Bell Project, Noida Extension-
This is in response to cancellation letter from Morpheus dated 28.02.2015, the following lines are for kind perusal:
Please go through the letter of response from the CMOHS as mentioned below:-
· In our first agreement made with Morpheus in 2011 it was clear that we were unable to book the committed no. of flats, that was due to litigation across the Noida extension. For this the society had no fault.
· Hence, Morpheus had declared the agreement made in April 2011 null and void and put a condition to escalate the price over and above the old rate, and suggested the society for fresh and revised agreement. The letters received from Morpheus is as mentioned below:
· In response, in our general body meeting held on 16th Dec, 2012, we were forced to increase the price by Rs.230/sq.ft and thereafter the society requested Mporpheus for fresh/revised agreement, after both the parties declaring the old agreement null and void. The letter furnished to Morpheus is enclosed.
· The fresh/revised agreement was executed on 18.12.2012 which is free from any commitment and no such clauses are prevailed as stated by Morpheus. Therefore, the statements made by Morpheus have no validity and are superficial.
In view of the above, the society has asked Morpheus to justify its ambiguous cancellation letter which is contradictory because this letter shows that the society failed to fulfil commitment of booking, at the same time asked all members to deposit 50% of flat cost in 15 days. This indicates a matter of cheating/blackmailing. Therefore, the society has asked Morpheus to resolve the matter immediately to escape from criminal proceedings to be taken by the society.
All the members are ensured from the society not to be worried, since no buyer-builder agreement is taken by individual Members. And, till the date of individual buyer-builder agreement, the whole responsibility rests on the society.

All Members who have booked flats in the Blue bell project of Morpheus are requested to contact the Society before going for Builder-Buyer agreement or don't go for buyer builder agreement until any advice given by the society.
Builder-Buyer agreement draft is generally as per the general format of the Bank from where the financing is made. So this is not a concern, as bank protects all the interest of the Buyers. Besides, the society is intended for any possible correction to safeguard the interest of its members in the drafted version of Builder-Buyer agreement made by Morpheus. >>CLICK FOR DETAILS
