Coal Mines’ Officers Housing Society (CMOHS) brought one Tower in the project named “Royal Nest” GH-8B, Sector-Tech Zone-IV, Greater Noida west to be developed by Omkar Nests Pvt. Ltd. The area of the site is more than 6 acres allotted by GNIDA and construction on the site is running with all its capacity. The site is nearer to next Gole Chakkar from Gaur Gole Chakkar, metro station and situated on 130 mt road. The project is a running project with all the required approvals for construction. Bank approvals have come from 8 banks comprising public sector banks and private sector banks for this project.

Morpheus Blue Bell Project, Noida Extension-Booking is closed
Important: Morpheus is now undertaking builder-buyer agreement. However, in the agreement, the Morpheus has violated the terms and conditions in the MoU made between the Society and Morpheus, especially in payment plan and price escalation clause.
All Members who have booked flats in the Blue bell project of Morpheus are requested to contact the Society before going for Builder-Buyer agreement or don't go for buyer builder agreement until any advice given by the society.
Builder-Buyer agreement draft is generally as per the general format of the Bank from where the financing is made. So this is not a concern, as bank protects all the interest of the Buyers. Besides, the society is intended for any possible correction to safeguard the interest of its members in the drafted version of Builder-Buyer agreement made by Morpheus.
(Note: Morpheus Blue Bell project is a part of Plot No.-GH-4)

Note:- Out of four towers in 5 acre land as indicated in site plan, Morpheus will construct tower no.-3 & 4 in 2.5 acre land acquired through developers' agreement with Aims. In layout plan tower no.-3 is CMOHS tower.

IMPORTANT:>> As the sanction of the Building Plan for the plot of Morpheus Blue Bell Project has already come vide letter no.-PLG(BP)-BP 3277/44/CPA-7736 dated 04/12/2013, so members who have paid second installment are requested to contact Morpheus office at 4th floor, Tower-A, Corenthum Tower, Sector-62, Noida to get relevant documents for Bank loan (Builder-Buyer Agreement will soon be finalised as per legal expert opinion).
